Parc des Aiguilles: a mixed-use development combining logistics, courier services and lifestyle.
The Parc des Aiguilles is a metropolitan-scale project run by the Marseille Provence Métropole Urban Community (CUMPM). Its economic vocation is as a logistics business park (large-scale logistics, courier services, urban logistics relays, etc.). Its development is in line with the urban and economic planning guidelines for the organization of the metropolitan area and its services.
Reflections on the project, on its design and on its realization pursue sustainable development objectives that result in a deliberate density of the business park: the development of the sector must be optimized, functional and economical, particularly in terms of land consumption. This commitment is reflected in the quality of the architectural design of the built volumes, the integration of the landscape, the choice of street furniture, and the management and general upkeep of the area.
The Parc des Aiguilles covers an area of approximately 62 hectares, almost all of which is located in the commune of Ensuès-la-Redonne. It benefits from excellent transport links, thanks to its immediate proximity to the main metropolitan thoroughfares: the A55 (then A7), the RD9 towards Carry-le-Rouet, Marignane, Vitrolles and Aix-en-Provence.
The Parc des Agulhas is designed to accommodate 170,000 m² of floor space, bringing together a variety of activities related to the logistics, transport, courier and other support sectors, as well as a lifestyle center with offices and services for users and visitors. The integration of the Parc des Aiguilles into the surrounding area calls for quality in the architectural treatment of the buildings and in the landscaping.
A great deal of thought has gone into designing buildings that combine technical sophistication and aesthetic appeal. The project owner, who is ISO 14001 certified, is keen to minimize any negative impact the buildings may have on the environment and the surrounding neighbourhood. The quest for a high-quality architectural identity is one of the responses to this concern. Each project respects the park's architectural signature: mixed wood-concrete framework, qualitative facades featuring different textures of die-cast concrete, smooth concrete or cladding in a harmonious color scheme, rooftop photovoltaic power plant, HQE or BREAM environmental approach...
Landscaping is a second important aspect of the Parc des Aiguilles. Indeed, the dialogue between plants and buildings is a key feature of the project, further enhancing the Park's image and its integration into the landscape. The diversity of the landscaping is designed to structure the interface with the surrounding area (orchards forming the transition with agriculture) and to enhance and qualify specific spaces: ash tree alignments for the main road, farmhouse gardens for the entrances, agricultural hedgerows for the parking lots, etc. Rainwater is treated using alternative, environmentally-friendly techniques, and the retention basins contribute to the park's landscaping.
The aim is to offer a high-quality, sustainable and safe park, with a strong, harmonious identity that symbolizes a dynamic local and metropolitan activity, while guaranteeing comfort for users.
