Redevelopment of a disused industrial site, preparation of planning permission and development of a logistics park

The Cosmetic Park® project is part of the redevelopment of the former "LEXMARK" site, and is located in a densely wooded area with listed woods.

Given the quality of the site, a major study was carried out beforehand (such as the land-clearing study) in consultation with the steering committee organized by local elected officials AREFIM and JBD Expertise (its consultant), in order to understand the site as a whole and define a program that would respect its environment, be economically sustainable and open to all.

The development of a logistics and service park linked to the cosmetics industry quickly became an obvious choice, as a number of companies wishing to expand are already located close to the site. Plots of land have also been set aside for the construction of facilities such as a crèche, a hotel, an inter-company restaurant, sports facilities, a security post, etc.
The listed woods, the remarkable vegetation and the old bridle paths are preserved and enhanced to become structuring elements of the park's development.

For this development project, it was therefore necessary to carry out a "water law" study, flow studies and an application for authorization to clear land.
