Three principals and a few vigilant associations: The 1000-beat waltz of the logistics architect
In the logistics real estate sector, it is essential to be able to simultaneously meet the specific expectations of the developer and investor, and then those of the user, when it comes to adapting buildings designed from scratch.
Once again, A26 GL in Puiseux-Pontoise (95) has taken up this challenge on behalf of Panhard Réalisation, AEW and Renault, against a backdrop of extreme vigilance on the part of local residents' associations, who are quick to lodge appeals.
The 57,500 m2 then 19,500 m2 designed and built by Philippe Gallois' agency have been in use since the beginning of the year by the carmaker to manage the distribution of its car parts.
"Adaptability", "reactivity" and "diplomacy" are, for Thierry Griveaux, one of A26 GL's partners, key words summed up in "listening to the customer".
In the case of the Puiseux project, we had to design an initial tranche in white for Panhard Réalisation, then integrate AEW's requirements so as to be able to lease them to Renault, which ultimately wanted an additional 19,500 m2.
Above all, it means knowing how to question your program and reinvent tailor-made solutions at every stage of the project's commercialization.
"But it's our job, especially on a complete project, to know how to stay invested in every expression of customer expectations and every technical surprise on a demanding site", admits Thierry Griveaux. Thierry Griveaux adds: "We also know how, whatever the changes in the project, to demonstrate our respect for the requirements, argue the relevance of the technical solutions and guarantee vigilance with regard to cost control, despite the shortage of materials during the Covid period. In the end, we'll be able to deliver BREEAM and BiodiverCity-certified buildings as quickly as possible, to meet the carmaker's requirements in every respect.

CARBON-NEUTRAL PLATFORM
100,000 m², 45 million parcels delivered per year, 150 KT of CO2 neutralized, gas-fired boiler abandoned: the latest logistics platform delivered to Prologis in Moissy-Cramayel by the A26 agency inaugurates the standards of tomorrow's responsible warehouse. This carbon-neutral certification for both construction and operation is a world first, simultaneously meeting the development challenges of the Casino Group's quick commerce business and the social responsibility of Samada/Monoprix and Prologis.
