REDEVELOPMENT OF A COMMERCIAL SITE IN LORMONT GENICART: A26 RISES TO THE CHALLENGE

On a site occupied by a number of retail outlets, including an ALDI supermarket, A26 is designing a renewal, densification and urban mix operation.

Spearheaded by Crédit Agricole Immobilier and Domofrance, and supported by Lormont town council and the Bordeaux metropolitan area, this project is the fruit of high-quality collaborative work with all present and future stakeholders.

 The shops will be relocated in a new building integrating various business and service programs, as well as a highly diversified housing offer.

Maintain economic vitality throughout the construction period and ensure a smooth transition from one home to another:

A26 has developed expertise in this area of redevelopment, where complexity allows for innovation and the desire to create interactive urban spaces where shopping, leisure, work and housing are brought together.

A diversified housing offer (489 housing units for 16,400 m² SDP) is proposed on this site: 291 student housing units, 90 units for young professionals and 108 inclusive housing units for seniors will contribute to the new urban and social mix on this site.

A 1450 m² tertiary youth cooperation center will add to the range of economic and service activities.

By proposing compact buildings ranging from R+3 to R+6, the project allows a plot of land that used to be 100% mineral to be de-waterproofed and greened.

This qualitative regeneration of a site which, due to its ageing, presented social problems that were becoming increasingly difficult to resolve, is a testament to our commitment to innovative and sustainable urban planning and architectural solutions, which will continue to develop in the years to come as we continue to build the city upon the city.
