Transforming brownfield sites: a new award for the rehabilitation of Parc des Aiguilles

The Parc des Aiguilles, an innovative and sustainable logistics site managed by Groupe Barjane, won the Logistics Innovation Award at the Salon International du Transport et de la Logistique (SITL). This is a further mark of recognition for this exemplary project, in which teams from Barjane, A26 and Quartus have succeeded in transforming a polluted area into a new-generation logistics zone on the outskirts of Marseille. 

Our collaboration with Groupe Barjane began in March 2006 with the creation of the ZAC (mixed development zone); Eurovia's first development work began in 2020, before starting to clean up the area in 2021. Development work and the construction of the first two buildings have now been completed, at a total cost of around 78 million euros. Nearly 60% of the park remains to be built to the same architectural and environmental standards.

WE REDEVELOP A POLLUTED AREA ...

At SITL, the Parc des Aiguilles won the Logistics Innovation Award in the "real estate and CSR" category: a 4th award in less than a year for this exemplary project located in Ensuès-la-Redonne, just outside Marseille.

In charge of the design and architectural supervision of the project, we gave a second life to this former polluted wasteland: 70,000 m3 of waste on the site were treated. To recreate an environmental dimension, the project team was surrounded by landscape architects and ecologists, a decisive step in the rehabilitation of this wasteland, explains Philippe Gallois, associate director of the agency: "We wanted to show that by emphasizing the landscape dimension, and with particular attention paid to biodiversity, it was possible to reconcile economic and environmental issues by bringing a particularly virtuous project out of the ground.

Designed to adapt to the region's climatic conditions, the landscape recreated by Emmanuel Guillemet favors local, water-efficient species. It takes the form of Provençal gardens in keeping with the region's identity. 8 kilometers of hedgerows, 1,000 trees and 6,000 shrubs have been planted to delimit and plant the landscape.

... INTO A SUSTAINABLE LOGISTICS SITE FOR THE REGION!

Designed to meet the latest environmental requirements, the logistics and industrial center has delivered its first two buildings certified ISO 140001 and BREAM very good. Barjane, A26 and the project team chose to take advantage of the site's sunny location to equip the roofs with photovoltaic power plants. Ultimately, the Parc des Aiguilles will be the largest solar farm in the Bouches-du-Rhône region, with a combined output of over 10MWp, equivalent to the average annual consumption of 6,000 inhabitants.

In partnership with the Ensuès-la-Redonne town council and the Marseilles urban community, the road layout of this new logistics hub has been reorganized to avoid bottlenecks. Existing routes and feeder roads were upgraded to facilitate traffic flow. Operational since November 2022, the Parc des Aiguilles already represents a sustainable asset for the region. Eventually capable of accommodating some 200,000 m2 of activity on a 62-hectare site, this new logistics hub will support the economic development of France's 2nd-largest metropolis. Multinationals such as Action and Décathlon have already invested in the area.

The redevelopment of this polluted area into a sustainable logistics and industrial center, and the awards it has already received, illustrate our agency's ability to design projects that contribute to the economic attractiveness of territories while fully integrating tomorrow's environmental challenges.
