A26 AND ADUA ORCHESTRATE THE TRANSFORMATION OF CLAMART'S PANORAMA DISTRICT
In Clamart (92), the second phase of work on the Panorama district is nearing completion. In just ten years, this large-scale project has transformed a former research site occupied by EDF into a new 14-hectare neighborhood, featuring housing, offices, local services, shops and public amenities organized around a vast urban lake.
In 2014, the transformation of the ZAC du Panorama began when Clamart town council learned that the EDF Group wanted to relocate its research center. The Mayor, Jean-Didier Berger, collaborated with the A26 and ADUA teams to rethink the site, which had previously housed energy-related public establishments - the Commissariat à l'Énergie Atomique, the Institut de Radioprotection et de Sûreté Nucléaire and EDF.
THE CREATION OF A NEW 14-HECTARE HUB IN THE HEART OF HAUTS-DE-SEINE
The size of the site and its location - strategically situated at the convergence of the entrances to Clamart, Châtillon, Plessis-Robinson and Fontenay-aux-Roses - make it ideal for a large-scale project. More than just a residential or business district, we have designed with the ADUA agency, a mixed-use urban complex integrating both housing and activities.
"From the outset, the idea was to create a new district comprising housing, offices, local services, shops and public facilities, with an emphasis on the quality of the living environment," recalls Lionel Blancard de Léry, the Group's associate architect.
Less than ten years later, the Panorama district will soon be home to 135,000 m2 of housing, 4,000 m2 of local shops and services, 4,500 m2 of offices, a 125-room hotel residence, a 21-classroom school complex, a crèche, a gymnasium and a public parking lot.
"With ADUA, we worked with our urban planning department to ensure that the project would blend seamlessly into its surroundings," explains Sylvain Bouttier of ADUA. Gabrielle de Balanda and Anthony Haddad, architects with Groupe A26, who supervised the entire project alongside him, add: "Le Panorama is therefore open to all adjacent neighborhoods and perfectly connected to nearby public transport. It will become a new central hub in the east of Clamart.
A PLACE TO LIVE AND WORK IN A REMARKABLE ENVIRONMENTAL SETTING
In addition to the urban dimension, particular attention was paid to the planting of residential spaces and the creation of a 2.2-hectare urban lake at the heart of the district, by BET SOREC and the landscape agency ARTEMISE. This lake, fed by a rainwater recovery system, is connected to a secondary retention basin, enabling autonomous, cost-effective stormwater management.
Frequent checks are carried out to guarantee water level and quality, as the lake is home to a rich biodiversity.
The banks have been landscaped to create spaces for strolling, and a cycle path leads around the lake. The whole district has been organized around this central space: the alignment of trees, fountains and ponds, and a canal running from the main square, invite you to project yourself towards the lake.
A real asset for developing the attractiveness of the district and the quality of life of its residents, as illustrated by a video made by a resident highlighting the atmosphere and biodiversity of the Panorama district.
This project bears witness to the multidisciplinary approach that is the hallmark of our Group.
"We created A26 in 2012 by merging five architectural firms, each specialized in a particular field of activity,"explains Lionel Blancard de Léry, "The aim was to be able to respond to global projects, such as Panorama, by drawing on complementary in-house expertise to have the capacity to work on a neighborhood scale, right down to the design of a door handle".
The creation of the Panorama district has mobilized several of our Group's professions and areas of activity: urban planners, landscape architects, designers and architects from the 'Housing', 'Commercial Property', 'Education' and 'Hospitality' divisions. An approach promoted by Lionel Blancard de Léry: "This enables us to design the city in a holistic way, ensuring that there is harmony between the different programs.".
In transforming this 14-hectare wasteland, we sought, with the ADUA agency, to promote a sustainable and virtuous approach by maximizing the use of available land, well before the emergence of the Zero Net Artificialization (ZAN) concept.
In just a few months, phase 2 of the Panorama district will be completed. In the space of a decade, this exceptional project will have created a new centrality, including housing, local shops, offices and public facilities, located just 5km from Paris.
